Buying a home
It’s important to remember that your mortgage lender’s valuation report is not a survey. It merely tells your lender whether or not the property is reasonable security for your loan. An RICS survey will tell you the actual condition of the property. That’s vital information that can be invaluable during price negotiations, and will also help you avoid expensive surprises after you’ve moved in.
Selling a home
An RICS survey can be an aid to selling your home. It will show you any problems that may delay your sale or cause price reductions later in the process.
Staying at home
A survey of the current condition of your home will warn you of defects and help you avoid escalating repair and maintenance costs in the future.
Buying or selling? Your options:
The RICS Home Survey – Level 2
Choose this report if you need information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition.
The focus is on assessing the general condition of the main elements of a property. This level of service includes a visual inspection of the building, its services and grounds.
Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars). The Report objectively describes the condition of the different elements and provides an assessment of the relative importance of the defects/problems.
The RICS Home Survey – Level 3
Choose this report if dealing with a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works. It costs more than the Level 2 RICS Report because it gives more detailed information about the property:
This Report will include an estimate of costs for identified repairs.
PRMG Surveyors is regulated by the RICS and all our Surveys are undertaken and / or reviewed by an RICS Surveyor .
Depending on whether you choose a Level 2 or Level 3 Survey, some of the more common issues a PRMG Surveyor will look for include:
- Signs of subsidence
- Strength of the roof structure
- Evidence of damp
- Infestations
- Condition of services (e.g. electricity and gas)
- Japanese knotweed
- Legal Issues
- Asbestos / dangerous materials
Level 3 Surveys will include a market appraisal.
Structural issues can be very costly, our Surveyor will identify areas for further investigation or specialist work. You can then use this information to negotiate a cheaper price from the Vendor or walk away from the sale.
Our Level 3 Survey will include cost estimates for any remedial works the property may require. This will be helpful in order to give you an idea of the order of magnitude of the problem in financial terms and also to give you the information you need to be able to re-negotiate on price, if necessary.
We aim to get an inspection of the required property undertaken within 5 working days from your quote and provide you with a full written Report 7 - 10 days later. Any issues or defects will be discussed with you immediately after the inspection to enable you to follow up with your Solicitors, the Estate Agent or the Vendor.
